Cocoa Beach rentals for a group: what actually fits

Here's the honest shape of the answer: we manage two condos in Cocoa Beach, and each one is listed for a small group. Beachside Condo with Pool sleeps five. The Diplomat 2BR with Pool and Beach Access sleeps four. If your party is eight, ten, sixteen, no single Cocoa Beach condo on our books will take you, and we'd rather say so on this page than let you find out at the booking screen.
What we can do, and what a lot of larger groups end up doing on the Space Coast anyway, is put you in two or more units a short drive apart along the same barrier island. Our other homes sit in Satellite Beach, Indialantic and Cape Canaveral, all on the same stretch of A1A, all with the same ocean on the same side of the road. A group of eleven or twelve can be housed across our portfolio. It just won't be under one roof, and the trade is worth understanding before you decide.
The two Cocoa Beach condos, side by side
They're both two-bedroom condos, both about a thousand square feet, both with pool and beach access, and they are genuinely different stays.
- Beachside Condo with Pool: sleeps five across a king, a double and a single, plus a sofa bed in the living room. Two bathrooms. Private balcony with a beach view. Washer and dryer in the unit, dishwasher, ice maker, a kitchen stocked down to the blender and the rice cooker. Pets up to 20 pounds are welcome. Third floor, and there is no elevator.
- The Diplomat 2BR with Pool and Beach Access: sleeps four, two queen bedrooms, one bathroom. First floor, one small step to the door. Sits in the Diplomat beachfront community, where guests use the pool, the barbecue grills and the covered picnic area, plus tennis, pickleball and shuffleboard courts. Private beach access by boardwalk, with eight stairs down to the sand. Beach chairs, umbrella, towels, a boogie board and a stack of games including cards and Uno are waiting in the unit. No pets.
The second bathroom in Beachside Condo with Pool is the detail that decides most bookings. Five people and one bathroom on a beach morning is a queue; five people and two bathrooms is a holiday. The second bedroom there is also built for a family rather than two couples: a double and a single together in one room works for siblings and doesn't work for four adults. The Diplomat's two queens do the opposite job. Two couples, or four friends, get a proper bed each.
The stairs matter too. Three flights with no elevator is nothing on day one and something else entirely on day four with a cooler, a wagon and wet towels. If anyone in your party is carrying a knee, book the first-floor unit.
If you're five, book the one with two bathrooms
Beachside Condo with Pool takes the fifth guest, and it does it without squeezing. The king in the master, the double and single in the second bedroom, and the sofa bed in the open-plan living area give you real places to put people, and the full-size washer and dryer mean you can run a load of sandy clothes every afternoon instead of hauling a week's laundry home.
It also happens to be the better kitchen of the two, which matters more for a group than for a couple. There's an oven, a stove, a dishwasher, an ice maker and the odds and ends that turn a condo kitchen into a working one: baking sheet, kettle, wine glasses, coffee maker. A group that cooks two dinners in and eats out the other nights spends a fraction of what a group that eats out seven times does, and this is the unit set up for it. Board games in the cupboard for the afternoon the rain comes through, which it does, usually fast and usually gone by five.
Six or more, and the single-condo conversation ends. Our two-bedroom in Satellite Beach, Bright Cozy Condo with Pool & Stunning Ocean Views, sleeps six with direct beach access and a communal pool, about twenty minutes down A1A from Cocoa Beach. Our beachfront house in Indialantic, Stunning Beachfront Home with Breathtaking Views, sleeps seven and sits directly on the sand, roughly half an hour south. Pairing Beachside Condo with Pool with one of those covers eleven or twelve people with the beach in front of both front doors. Everyone gets their own kitchen, their own bathroom situation and their own bedtime, which for a multi-generational trip is frequently an improvement on one big house.
The geography that makes splitting up workable
This barrier island is long and thin, and A1A runs the length of it. That single road is why a group spread across two addresses still feels like one trip here in a way it wouldn't in a city. Cape Canaveral sits about ten minutes north of Cocoa Beach. Port Canaveral and the cruise terminals are another short run beyond that, call it fifteen to twenty minutes from Cocoa Beach all in. Kennedy Space Center Visitor Complex is about half an hour north, and the drive there is half the fun: you pass through Cape Canaveral, then along Port Canaveral with the cruise ships stacked up like apartment blocks. Indialantic is twenty-five minutes or so south. Orlando International is about an hour inland on the Beachline.
You will need cars. The bus exists between these towns and takes most of a day, so budget a vehicle per household and know that both Cocoa Beach condos include free parking on the premises. The Diplomat allots one space per unit and does not permit trailers, motorcycles or campers, so a group arriving in three vehicles needs to plan that out in advance rather than at the gate.
For dinner, Coconuts on the Beach is right on the sand at the end of Minutemen Causeway, which makes it the easy one when nobody wants to change out of swimwear. Florida's Fresh Grill and The Fat Snook come up again and again from people who live here, the Snook being the dressier of the two. Fishlips Waterfront Bar & Grill is up at the port and has been there a long time. Seafood Atlantic, also at Port Canaveral, is where you go if what you want is fish that came off a boat that morning. Over the causeway in Cocoa Village, Cryderman's does barbecue that locals will argue is the best on the Space Coast. Big groups should call ahead; most of these places were not built for a table of fourteen.

Launches, surf and the rest of the week
The Diplomat community markets itself on rocket launches, and the Space Coast earns the name: when a launch window is open, the beach fills up and everyone stands around looking north. Schedules shift constantly, often by days, so treat a launch as a bonus rather than the reason you booked.
What's reliably there is the surf. Cocoa Beach breaks small and forgiving most of the year, which is why it has produced generations of surfers and why it's a sensible place for a teenager's first lesson. The Cocoa Beach Pier anchors the north end of the strip. If you want wilder sand, Canaveral National Seashore is about an hour and a quarter north, and Sebastian Inlet State Park, with a protected swimming cove, is roughly half an hour south of Indialantic.
Talk to us before you split a group across addresses
We're locally owned and independently operated, and we look after Brevard County and the Space Coast only, which means the person answering your message about whether two units can be booked for the same week actually knows the buildings. Every home is inspected for quality and cleaned to hotel standard between guests, and guest support runs around the clock during your stay.
If your group is six or more, send us the headcount, the dates and who needs to be near whom, and we'll tell you honestly which combination works and which doesn't. Occupancy limits here are real numbers, not suggestions. Build the trip around them and the week runs smoothly.
